€8’000 approx cash at bank
€4’000 to be set aside to cover operating costs April to June inclusive
€4’000 maximum to be used for maintenance issues.
MAINTENANCE LOCKS:- All 7 electric door locks to Blocks 1 (2no) and Blocks 2;3;4;5;6 to be replaced subject to agreement with locksmith that total cost will be in the region of €800. (Phone quote €65 per lock plus €55 per lock installation inc VAT). SP considers that charging €55 per lock for the installation of 6 locks would be excessive as it should be less than an hours work to fit all?)
PAINTER:- JBCM to obtain an itemized quote from the painter/decorator for:-
(a) Repairs and redecoration to interior stair walls to Block 1 (serving units3+4)
(b) Decoration of garden walls to Blocks 2;4;5;6 top and outside faces only (NOT Graphiato)
(c) Black paint to each of the “tulip” lighting fittings.
If the total cost of all 3 is less than €2’000 suggest we proceed with all 3. If more than that we should discuss.
POOLSIDE:- Spencer to purchase new hose for pool cleaning and spray pool surround with weedkiller. I reserve the right to charge for this work.
CONTACT DETAILS
Spencer handed over printed copies of the contact details for each of the 42 properties. Sarah and Steve requested to examine and advise SP of any error or omissions so that the list can be brought fully up to date.
NOTE: the new owners that we met prior to the meeting offered an email address that ends in “ru” for Russia – does it work?
GKZ + FEES Legal action with GKZ to be placed on hold while Spencer investigates the Pitros Lawyer Surveyor (details received from Marios estate agent organizing purchase of No12).
COMMUNAL CHARGES
JBCM to issue reminders to defaulters perhaps with a reminder in the total 30k outstanding?
