2021 ACCOUNTS

Sarah to email 2021 Xcel files to Spencer for formatting. Spencer to email formatted Xcel files to Steve for website publication.

COMMUNAL CHARGES

It is agreed that our lawyers GKZ be instructed to commence legal action against all owners who were 12 months or more in arrears as at the 31 December 2021. Requests by non-payers for discounts or stalling tactics by them or their lawyers are to be rejected.
Spencer to circulate drafts of final communal charges warnings letters to committee and lawyers GKZ. One addressed to the owners and the second addressed to the tenants. [see attachment]

APARTMENTS LOCKS

The two defective electric locks to the main entrance doors to Blocks 2 and 3 are to be replaced as soon as possible.
Due to repeated and expensive failures of the locks originally installed by Aristo developers, the Committee to investigate alternative, good quality makes.

STAIRS DAMAGE BLOCK 1

Initial advice from a builder is that the damage within the stairwell is being caused by water penetrating cracks on the outside walls.
It is agreed to instruct a builder to undertake repairs to the outside walls as soon as the weather improves and the walls have been allowed to dry out. Internal repairs to take place at a later date.

GARDEN WALLS DECORATION BLOCKS 2; 4; 5; 6
A builder has been asked to quote but has not yet responded.
It is agreed that JBCM shall approach other builders to quote/undertake these works as soon as the weather improves and the walls have been allowed to dry out.

OWNERSHIPS / REPOSSESIONS

It is agreed that our lawyers GKZ be instructed to write a formal letter to (a) Alpha Bank and (b) Aristo Developers requesting formal written confirmation/clarification of the ownership status of the four properties that are believed to be in their custody.
