13.6 - Car Parking
The Chairman is to review and prepare proposals for additional parking spaces for the consideration of the committee.
13.12 - Swimming Pool Border - CLOSED
It was agreed that the Committee shall be authorised to proceed with the purchase and installation of a swimming pool border as and when funds are available and subject to them obtaining competitive quotations.
14.2 - Pool Lighting Fault - CLOSED
It was agreed that the Committee shall be authorised to proceed with repairs as and when funds are available and subject to them obtaining competitive quotations.
14.4 - Irrigation Timer - CLOSED
A new irrigation timer has been purchased and will be installed within the next few weeks.
14.5 - Pool WC Blockage - CLOSED
This problem has been resolved.
14.6 - Pool Fence Maintenance - CLOSED
Materials have been purchased and the re-decoration of the timber and metal fences will commence as soon as the weather improves.
14.9 - External Plaster Damage Block 1
It has not been possible to establish whether the damp damage is the result of rainwater or a drainage/plumbing leak. It was agreed that the issue shall be reviewed once the wet winter weather has passed [this will allow us to more accurately establish the cause of the problem]. The Konia 3 Owners Group
14.10 - Pool Surround - CLOSED
It was agreed that the Committee shall be authorised to proceed with repairs as and when funds are available and subject to them obtaining competitive quotations.
14.11 - Garden Plants
Owners previously reported that some of the communal garden plants were dead or dying. Some of these plants had “died back” for winter and are now in bud again. It was noted that one tree near the pool has had to be cut down due to insect infestation. It was agreed that the Committee shall be authorised to proceed with replacements as and when funds are available and subject to them obtaining competitive quotations.
NEW BUSINESS
15.01 - Fund for Future Maintenance - CLOSED
Some owners have written to the chairman requesting that all owners are asked to start contributing to a common savings fund to deal with future major repairs to communal areas. The meeting is agreed that each owner should make their own financial arrangements for higher maintenance charges as and when major repairs/renovations are required.
15.02 - Insurance of Communal Areas
It was agreed that the chairman shall issue to each owner a copy of the insurance policy covering communal areas so that they can familiarise themselves with which areas are covered under the communal policy [e.g. apartment roofs and staircases] and which areas must be insured under owners private
insurances.
15.03 - Pool Shower Staining - CLOSED
It has been reported that the area of tiling around the pool showers is badly stained by chalk-like deposits. The chairman confirmed that de-scaling liquid has been purchased and will be used when the weather is hotter and drier as this will yield the best cleaning results.
15.04 - Blocked Drains - CLOSED
It was reported that the drainage system outside of Unit 1, Block 3 is showing signs of blockage. It was agreed that the Committee shall be authorised to proceed with repairs as and when funds are available and subject to them obtaining competitive quotations.
15.05 - Maintenance and Repairs
It was agreed that any owner who comes across any damage or deterioration to any part of the communal areas [Pool; Roads; Parking; Landscaping, Apartment staircases + roofs] should send full details to the Committee by email. It was further agreed that the Committee shall be authorised to proceed with all maintenance and repairs as and when funds are available and subject to them obtaining competitive quotations. Where the cost of repairs is in excess of the funds held by the Committee, they are authorised to instruct the Property Managers to undertake the works subject to prior agreement on cost.
OWNERS PLEASE NOTE:
The Committee are NOT responsible for arranging either maintenance or repairs to privately owned areas of the Konia 3 Complex.
15.06 - NEW COMMITTEE - Roles + Responsibilities
Owners are requested to note that each of the three members of the newly elected committee will have differing roles and responsibilities thus:-

Spencer will be responsible for all administrative matters.
Achilleas Gergiou [Deputy Chairman] achilleas@mac.com
Aggie will be responsible for all dealings with the Property Managers [Artha Estates] and for chasing progress on the Title Deeds for all properties.
Peter Williams [Committee Member] judyandpete@gmail.com
Peter will be responsible for all day-to-day maintenance and repairs to Communal Areas of the complex.
