PREVIOUS MINUTES

13.6 - Car Parking - CLOSED
The Chairman is to review and prepare proposals for additional parking spaces for the consideration of the committee. To be progressed as and when funds are available

14.11 - Garden Plants - CLOSED
It was agreed that the Committee shall be authorised to proceed with additional planting as and when funds are available.

15.02 - Insurance of Communal Areas  - CLOSED
Each owner has been issued a copy of the insurance policy covering communal areas.

15.05 - Maintenance and Repairs - CLOSED
It was previously agreed that the Committee shall be authorised to proceed with all maintenance and repairs as and when funds are available and subject to them obtaining competitive quotations. Where the cost of repairs is in excess of the funds held by the Committee, they are authorised to instruct the Property Managers to undertake the works subject to prior agreement on cost.


NEW BUSINESS

16.01 - Cleaning Payments
The chairman reported that Artha Estates has not paid any cleaning invoices since August 2013 which the committee agreed is an unacceptable delay. The Deputy chairman will speak to Artha Estates about this issue and request that all overdue payments are made as soon as possible.  Meanwhile the chairman is requested to pay the cleaners up to 30 November 2013 from the existing petty cash. 

16.02 - Staircase Cracks - Block 1
Following complaints to Artha Estates they have previously sent workers to rake out and fill the cracks in the staircase walls - however they have not repainted the affected areas. Deputy chairman to speak to Artha Estates about closure of this item.

16.03 - Wall Alignment - Block 4
Peter Williams has forwarded photographs and information to Artha Estates regarding the apparent subsidence of walls at the back of Block 4. An inspection and report are still awaited from Artha Estates.

16.04 - Pool Shower Tiling
Peter Williams advised that some ceramic tiles near the pool showers are “lifting”. Chairman to examine the
problem and arrange for any necessary repair works.

16.05 - Committee Elections + AGM
It was agreed that the chairman will arrange for committee elections following the same arrangements as
2013. The date of the 2014 AGM will be set as soon as elections are completed. [provisionally early April]
