PREVIOUS MINUTES

17.03 - Pool Lighting
Owners agreed that the chairman may investigate the possibility of directly purchasing new lights for thepools and then requesting the electrician to install them. This action subject to [a] agreement of cost with theother committee members and [b] the availability of funds.

17.04 - Konia Village 3 Rules *
The meeting agreed that the committee should agree a summary list of the more important rules [e.g. healthand safety issues] and post these in English at the entrance lobby to each apartment block as soon aspossible. Greek language versions will be posted as soon as they are available. Members requested thatthe committee also include a rule about clearing up dog mess which is becoming a problem on the complex.

17.05 - Konia Village Land Sub-Division + Title Deeds - CLOSED
It was agreed that the information included on the K3OG website remains valid. Updates will be posted as andwhen there is measurable progress.

17.06 - Communal Garden Maintenance - CLOSED
The chairman has approved an increase in the working hours of the gardener and several owners have expressed their satisfaction with the quality of maintenance.

17-07 - Gardens at Site Entrance [Kerkyras Street]
It was agreed that the Chairman, Mr. Peter Williams, Mr. Steve Butcher and Mr. Neville Barton will work together over the next few days to clean up the garden and make the "Konia Village 3" sign more visible.

17-08 - Block 1 Staircase Entrance Door
Owners confirmed that the electric lock to the outside entrance door to apartments 5; 6; 105; 106 has been removed by Artha Estates [as part of the fire officer's inspection?]. The chairman will write to Aristo to request that it is replaced and made fully functional again.

17-09 - Loose Tiling Near Swimming Pool
Chairman to examine and arrange repair.

17-10 - Loose Rendering at Changing Rooms
The meeting agreed that the chairman shall examine the possibility of installing a section of rainwater guttering to divert the water away from the wall. [as soon as funds are available]

17-12 - Smoking at the Swimming Pool - CLOSED
The chairman advised that he has written to owners requesting their views on the existing smoking ban around the pool. The response was mixed and with a small majority in favour of the ban. However until owners have their title deeds and the K3OG Committee is legally registered with the Cypriot Authorities we have no legal authority to enforce the no smoking rule.

17-13 - Swimming Pool Pumps - CLOSED
The chairman confirmed that the swimming pool pumps are working correctly - but they are not programmed to run 24 hours a day. Owners may therefore find that the pumps are in the "OFF" mode when they use the pool.

17-15 - Tenants - CLOSED
The Committee invited all Tenants to a special meeting in August 2014. Only two people from one tenancy turned up. In view of the lack of interest it was agreed that the proposal to hold regular tenant meetings shall be suspended.


NEW BUSINESS

18-01 - Fire Hazard
Apartment owners have complained at the amount of material that is being stored below the common staircases within several of the apartment buildings. This could be a serious safety hazard as these staircases represent the primary emergency escape routes for residents on the upper floors. It was agreed that the Committee will inspect each of the apartment buildings and photograph those that are in breach of health and safety requirements. Owners/Tenants/Occupiers will then be given 7 days to remove any
materials that they have stored there. The Committee will remove and dispose of any materials remaining in the stairwells after the 7 days
deadline.

18-02 - Tall Tree Complaint
The chairman tabled an email from one owner requesting that a tree near their apartment be cut down to enable them to admire the view from their balcony. The meeting agreed by a vote of 9:1 that the tree should not be cut down as this might create a precedent whereby the communal gardens could be denuded if several owners requested similar measures.

18-03 -Communal Lighting Maintenance
a. The lamps to two of the large street lights have failed and need replacing.
b. One small street light has an electrical fault that needs repair.
c. One of the small street lights in the car park has a broken metal base.
d. It was agreed that the chairman shall arrange for each lighting fitting to be stencilled with a unique number so that it will be easier to identify which lamp unit needs replacement or repair.

18-04 -Block 6 Electric Door Lock
A problem has been reported with the electrical lock on the entrance door to Block 6. It appears that the electrical operation of the lock is satisfactory but that it is not possible to manually unlock the door from the outside with a key.

18-05 -Swimming Pool Filters
Following complaints about the cleanliness of the pool water, the chairman has instructed the pool contractor to replace the sand to the filters. The contractor has advised the chairman that the work will be completed within the next few days.

18-06 -Vacant Apartments
Owners reported that there are now several vacant apartments, and that it is suspected that one of them is being used to store materials and/or equipment that may be combustible or hazardous. It is the chairman's opinion that owners are free to use their property in any manner they wish provided that they comply with the terms and conditions set out in their purchase agreements. However since empty apartments can pose a risk to their neighbours [e.g. damage from fire or burst water pipes] it was agreed that the Chairman shall write to
the Owners requesting proof that they hold valid third party insurance for their properties.

18-07 - Railings in Communal Areas
The maintenance team report that some of the metal railings within the communal areas are in urgent need of redecoration. It was agreed that the Chairman, Mr. Peter Williams, Mr. Steve Butcher and Mr. Neville Barton will work together over the next few days to have all railings rubbed down and re-painted.
