ANNUAL GENERAL MEETING

Due to the failure of the owners to put forward any proposal or to vote for any changes to
the existing K3OG Committee, the meeting considered that it is in the best interests of the
complex that the existing committee continue to manage affairs as best they can.

MANAGEMENT MATTERS

21.1 January Statement
The chairman circulated a copy of the reconciled January Statement that has been
received from Lazydaze. This was approved by the Committee

21.2 Communal Fund - Late Payments
The chairman circulated the draft text that he proposes to issue to all owners who are in
arrears with their Communal Fund Contributions. The committee approved the draft for
issue to all relevant owners.

21.3 Communal Fund - Legal Action
The committee resolved that legal action will be taken to recover Communal Fund
Contributions from any owner who fails to pay four consecutive invoices.
It was also resolved that legal action will be taken in the country of residence of the
defaulting owner after issuing a Final Warning and giving the offending owner 14 days to
pay all outstanding invoices and late payment charges.
21.4 Tracing of Owners
The committee agreed that the chairman shall hire LPL to trace each of the overseas
owners who have failed to maintain contact with K3OG and failed to make their
Communal Fund Contributions. The chairman is authorised to pay the initial charges of
LPL from the Communal Fund, and to subsequently recover these costs as the part of
any subsequent negotiations with, or court action against each of the respective owners.

21.5 Persistent Defaulters
The committee agreed to investigate the procedures to be followed to enable them to
place a charge against the property of any owner who persistently fails to pay their
Communal Fund Contributions.

21.6 Communal Area Repairs
The chairman and deputy chairman agreed to survey the communal areas and to prepare
a snagging list of those parts that need maintenance or repair. This work to be undertaken
in April [when the weather has improved]
