GENERAL DISCUSSION
3.1: Progress with snagging list
The chairman confirmed that Aristo has commenced work on remedying the defective and incomplete works previously reported to them by the owners. The chairman has also received a written response from Aristo to each of the items raised. This is under review by the chairman.
3.2: Progress with insurance of common areas
The chairman confirmed that a meeting has been arranged with a local broker for tomorrow (Tuesday 04May). The chairman will provide further information as and when this is available.
3.3: Progress with issuing advisory notes to owners (Minutes of Meeting No2)
These will be issued to all owners together with a “clean” copy of the General Agreement that sets out the terms and conditions under which Artha Estates will manage the Konia 3 complex.
3.4: Mailboxes
Some of the mailboxes to Block 1 are located inside the (locked) lobby door making it impossible for mail to be delivered. Aristo has re-located some of the boxes to the wall immediately outside of the lobby doors. They need the owners to unlock the remaining mailboxes to enable them to remove and relocate these. Will the owners of properties within BLOCK 1 please contact the chairman when they are next in Cyprus to
arrange the re-location.
3.5: Communal Area Charges
The chairman has prepared a simple spreadsheet based upon the bills that have been received by two of
the owners. This spreadsheet was forwarded to Aristo highlighting a number of anomalies, and requesting
an explanation. After a lengthy telephone conversation with Aristo accounts department there is still no clarity as to how the charges have been calculated or distributed. Chairman will circulate information to committee members within the next week or so for their review.
3.6: Utilities Bills
One owner has received a water bill indicating that within a three month period when their property was empty their water meter reading increased by over 100 cubic meters. There is no evidence of any leak etc. within the property. Until this issue is resolved all owners are requested to regularly check their water and electricity meters and to report any problems to the chairman.
3.7: Owners Data Pack
The chairman has received from Aristo a number of documents relating to the usage and warranties etc on
the properties within Konia 3 complex. This data pack will be issued to all owners within the next 10 days.
3.8: Tenant Problems
The chairman has received complaints concerning the tenants of one of the properties on the complex, and
will be writing to the owner of the property within the next week or so. Meanwhile all owners are reminded
that it is their legal responsibility to ensure that their tenants comply in full with all of the conditions set out in
the Management Agreement and the General Agreement. (see 3.3 above)
3.9: Correct Postal Address
For several months there has been much confusion over delivery addresses (mail, couriers, delivery vans
etc.) for properties within the Konia 3 complex. All owners are advised to ensure that their addresses are set
out thus:-

All properties within the Konia 3 development are on KERKYRAS STREET and not Tinou Street as Aristo
may have previously advised. Many owners may need to inform local utilities companies, banks etc. of their
correct address.
3.10: Sharing of Information
The meeting agreed that the chairman may circulate copies of these minutes to the chairman of the
neighbouring Aristo Konia 2 Development Owners Group on the understanding that the Konia 2 owners will
share with us any information of common interest.
3.11: Aristo Site Engineer
Several members complained at the performance of the site engineer (Gregory) and requested that the
chairman write to Aristo to insist that he be replaced.
