PREVIOUS MINUTES 3.1: Snagging List The chairman has issued the Committee’s final comments to Artha Estates on 11 July 2010, and Artha Estates has acknowledged receipt.
3.2 + 4.1: Insurance of Common Areas The chairman has signed and submitted the insurance proposal forms to TopQuotes on 29 June 2010 together with contact details of Artha Estates accounts personal for payment of the first premium. TopQuotes has acknowledged receipt. The chairman is awaiting copies of cover notes/policy documents.
3.5 + 4.2: Communal Area Charges The chairman has written to Artha Estates on 29 June 2010 asking them to cancel the existing maintenance subcontractors with effect from 31st July 2010. Artha Estates has acknowledged receipt (30 June 2010) and confirmed that existing contracts will be terminated. On 03 July 2010 the chairman requested Artha Estates to place an order with LAZYDAZE LTD for the maintenance of the common areas starting on 01 August 2010. Artha Estates and LadyDaze have each acknowledged receipt of this instruction. The chairman has circulated to all owners the Communal Maintenance Budget for the six month period commencing 01 August 2010 which suggests that we should achieve savings in the region of €18’000 per annum (approximately €425 per dwelling) with the new maintenance arrangements.
4.3: Swimming Pool Privacy The chairman has received comments and emails from some owners who have objected to the idea of having entrances to the pool area obstructed. The chairman has therefore decided to take no further action on this item until there is a consensus amongst owners.
GENERAL DISCUSSION 5.1: Pool Rules Several versions of the proposed swimming pool rules have been circulated amongst committee members for their comments. The chairman will now issue draft final proposals to the committee within the next few days. Any proposal to relocate or add to the existing pool signage will need to be discussed and agreed by the committee before implementation.
5.2: Communal Water Bill The chairman has obtained a copy of the communal water bill from the Konia Community Council and forwarded it to Artha Estates for payment. The total bill for the period 01 July 2009 to 31 March 2010 is €209.85 including late charges (approximately €5 per dwelling).
5.3: Common Areas Keys It was agreed that the chairman shall request Artha Estates to ensure that their subcontractors return all keys to communal areas (especially pool building and apartment lobby doors) to K3OG chairman on 31 July 2010 when their current contracts end.
5.4: Free Light Bulbs Owners are advised that if they visit the electricity authority offices with a copy of their electricity bill they can claim up to 6no low energy light bulbs free of charge. (This offer is for a limited period?)
5.5: Communal Cleaning The chairman advised that the new maintenance contractor has agreed to subcontract the cleaning of the communal areas to K3OG. If anyone is interested in undertaking the cleaning of the communal areas please contact the chairman as soon as possible and not later than 29 July 2010. Mrs. Alison Muller is preparing a list of cleaning duties for discussion and review
