3.2 + 4.1: Insurance of Common Areas
The chairman is awaiting evidence of payment of premiums and copies of cover notes/policy documents. The Deputy Chairman agreed to follow these up with TopQuotes.
5.1: Pool Rules
The chairman confirmed having issued draft final proposals to the committee. See item 6.4.
5.3: Common Areas Keys
The chairman confirmed having received from Artha Estates keys to communal staircase lobbies. The Chairman has also received a key for the new lock to the pool plant room from the pool contractors LazyDaze Ltd.
5.5: Communal Cleaning
The chairman advised that to date nobody has volunteered to take on any of the cleaning duties of the communal areas.
GENERAL DISCUSSION
6.1: Resignation - Mrs. Alison Muller
The Deputy Chairman noted that Mrs. Alison Muller has informed all members of the committee, by email that she wishes to resign from the committee.
RESOLUTION: That the resignation of Mrs. Alison Muller be accepted.
VOTING: For - 6 Against - 1 Abstentions - 1 Resolution Approved
6.2: Resignation - Mr. Spencer Pugh (Chairman)
The Deputy Chairman noted that Mr. Spencer Pugh has informed all members of the committee, by email that he wishes to resign from the committee due to business commitments.
RESOLUTION: That the resignation of Mr. Spencer Pugh be accepted.
VOTING: For - 1 Against - 5 Abstentions - 2 Resolution Rejected
6.3: Communal Cleaning
The chairman noted that Mrs. Sheila Wright has circulated an email to committee members with a suggested schedule of cleaning duties. It was agreed that this list shall be used as the basis for preparing a simple schedule listing the duties of the communal cleaner(s). The Chairman to submit this schedule to the next meeting for approval. Mrs. Wright has also suggested that the Chairman and his wife should not be allowed to undertake the communal cleaning duties as this will constitute a conflict of interest.
RESOLUTION: That the chairman and his wife be both asked to abandon their communal cleaning duties and request LazyDaze Limited to submit a quotation for using local employees.
VOTING: For -1 Against - 5 Abstentions - 2 Resolution Rejected
6.4: Swimming Pool Rules
The latest draft version of the swimming pool rules was tabled and discussed. The final version is attached to these minutes.
RESOLUTION: That the swimming pool rules (as attached) are approved as final and that the Chairman be authorised to obtain translations in Greek and Russian, have them plastic laminated and then issued to each owner for prominent and permanent display in each property.
VOTING: For - 7 Against - 0 Abstentions - 1 Resolution Approved
6.5: Infringements of the General Agreement
The chairman is requested to issue a written reminder to owners that Clause 8 (b) of the General Agreement prohibits the hanging of washing from windows and verandahs. It appears that some tenants are not being given full and proper documentation regarding the owner’s legal obligations set out in the General Agreement. The committee also requested that the chairman write to each owner requesting emergency contact details for the local agents that they use for the letting of their properties.
6.6: Swimming Pool Toilets
The committee is advised that an owner has complained that some casual visitors are using the swimming pool and that they use the pool toilets as a changing room. The suggestion has therefore been made that to remove this convenience the pool toilets should be permanently locked and that each owner is provided with a key. The chairman is concerned that this may be a hindrance to families with young children and that “police-ing” the locking of doors could become a thankless task. If any owner has strong views on this matter would they please send their comments to the chairman before the next meeting.
6.7: Proposed New Committee Member
In view of the departure of Mrs. Muller Mr. George Leith requested to join the K3OG Committee.
RESOLUTION: That Mr. George Leith is accepted as a member of the K3OG Owners Group Committee.
VOTING: For - 7 Against - 0 Abstentions - 1 Resolution Approved
6.8: Committee Meeting Dates
At the time of the inaugural meeting of the K3OG Owners Group committee there were a number of significant issues that owners wanted resolved. These included (a) high communal charges (b) third party liability insurance for communal areas and (c) the completion of defective and incomplete works by Aristo. In view of the fact that most of these issues are now substantially resolved, the chairman suggests that monthly K3OG committee meetings are no longer necessary and suggests that meetings take place quarterly in November; February; May; August each year.
RESOLUTION: That with immediate effect the K3OG Owners Group Committee meets four times a year in February, May, August and November.
VOTING: For - 7 Against - 0 Abstentions - 1 Resolution Approved

The swimming pool is a PRIVATE pool and the property of the Owners of Konia Village 3. All pool users are therefore asked to respect the rights of the Owners and to avoid creating any unnecessary noise or other nuisance. The Owners reserve the right to refuse access to anyone who behaves in an inconsiderate manner.
The Konia 3 Owners Group accepts no responsibility for any accident or injury caused by the failure of any person to comply with the swimming pool rules or by the failure of any person to behave in a safe and responsible manner.
Owners will be held liable for the consequences of any breach of these rules by any of their visitors or tenants.
This notice must be issued to all tenants of rented properties and a copy must be prominently displayed within each apartment at all times.
