Title Deeds
Owners should by now be familiar with the process for applying for their title deeds to their properties. The full process is on the owners forum and please be aware that the process can be time consuming and at times confusing. The K3OG committee has outlined the process for owners on the forum and YOU must apply for them before 31st December if you wish to take avantage of the 60% discount.
Konia Council & Dog Owners
The Community Council of Konia have sent notices to all residents of Konia outlining the rules regarding dog ownership. The following statement from the community council states:
Communal Bills (new payment method)
Owners please note that invoices have gone out via email for the communal bills which are now due for payment. The invoice covers the 4th Quarter "Q4" from 1 October 31 December 2016. Invoices will be sent every quarter and needs to be paid within 14 Days. You may pay online through a very reliable company at www.transferwise.com

Dogs are not allowed to roam free in any of the streets of the village
Owners should limit their dogs within their premises in good living condition
Owners should ensure that their dogs DO NOT cause annoyance to others
Every dog owner must have license from the office of community council. To obtain a license the dog owner must produce the following documents:
* Certificate or Health card issued by a registered veterinarian
*Certificate of permanent marker (microchip)
*Certificate of registration at the animal veterinary services
The New Management Structure
Earlier this year owners should have received a letter from Aristo Developers/Artha Estates advising us that they are terminating their management of the communal areas on 17 August.
In order to continue to provide a quality service at a competitive price, the K3OG Committee has reached an agreement with Lazydaze Limited to take over the management and maintenance of the communal areas in partnership with the K3OG Committee. As you may be aware Lazydaze Limited has been responsible for the maintenance of our swimming pool, gardens and cleaning operations for the past six years during which time they have provided a satisfactory service at a reasonable price.
All duties and responsibilities under the current Management Agreement and General Agreement will be transferred to Lazydaze Limited/K3OG Committee. Each owner will therefore continue to be bound by these Agreements.

Latest News From The K3OG Forum
The K3OG forum as now been updated to the latest version. Our forum software was of an older version and was no longer supported. We were informed that to keep the forum operating and functioning correctly we were required to update the version from 3.0.12 to 3.1.10
You will notice some difference's to the forum, the display or interface has changed slightly, it is more compact and hopefully more user friendly. The new version is also a "responsive" forum which means it will reset it self to the type of device is used (i.e. Tablet or Mobile) fitting itself to the size of the screen. Owners will notice some things have moved around and some new features added.
Konia Tarvena
The main Konia tarvena by the kiosk before you turn left into the complex has being refurbished and is under new management. They are intending to have live music, barbeques, Sunday lunch and much more. We will keep you informed
The committee has become aware of non-residents using the KV3 pool. People from Konia Village 1 are the main culprits, but they are not the only ones to use the Konia Village 3 pool. Some residents have confronted these people and have been verbally abused or ignored, this is "Not Acceptable". The committee are looking into ways it can check users of the pool and make sure that they are residents of Konia 3. We are also looking into the enforcement of the rules surrounding the pool area. Other issues include residents bring "friends" to the pool who do not reside on KV3 and using other residents sun-beds and not abiding by the rules.

No Smoking Areas
Residents are reminded that the swimming pool is a Non-smoking area and it is forbidden to smoke within the pool area. Please note a majority of owners voted for the No smoking policy a few years back. Smokers are asked to only smoke in the following areas; Gardens and the car parking areas.

PLEASE NOTE VERY IMPORTANT NOTICE
The committee have been aware for sometime that residents are storing items under the stairwells in the apartment blocks this is in fact contrary to fire regulations and notices have been placed in the stairwells of each block informing residents that items left in the stairwells will be removed. ALL residents MUST NOT store or leave items of any kind in the stairwells or anywhere on the stairs or landings. The issue of Title Deeds could be at risk if the fire regulations are not adhered to.

To make any complex function properly we need rules and for those rules to
be adhered too, else only chaos will rule. It has come to the attention of the committee that some of these rules are being broken on a daily basis mainly by residents who are not owners (tenants). The committee would ask and remind owners that have tenants in their properties to make sure that their tenants or management agency have a copy of all the rules of the complex which can be found on this site (or direct them to this site so they may read them themselves) click on the links below to read

Water Irrigation System
The Water irrigation system on the complex feeding the three sections of the gardens was not working. The committee found that the water irrigation units were faulty and needed replacing. These units have been in place since the complex was completed. These have now been replaced and working correctly.
Forum Information
There are NEW postings on the forum. We would advise that all residents read and be kept up to date on all issues regarding the complex.
This website and forum is to help in the distribution of information to owners from the committee. There are some big changes taking place on the complex with imminent release of the titles deeds and also significant changes taking place regarding the management of the complex.
The committee intends to release this information about these changes onto the website and forum as soon as possible. It is in your interest to register so that you can contribute to the conversations that owners may have. The forum is the best place to have informative discussions rather than the consent flow of emails. The changes WILL affect ALL owners so we seriously suggust that you register on the forum if you have not already done so.
This way you will be kept fully informed of all these changes.

If you do not register you will no longer be able to "view" important information regarding the title deeds, cahnges to the complex, committee decisions etc.
