NEW COMMITTEE has been formed

A new committee as been formed and the new committee and owners MUST now take responsibility for the payment of utilities and any other services that they require until the new arrangements are agreed.

On Sunday 31/03/2024, a meeting was called to vote in the new committee. The meeting also discused the cleanliness of the pool and the whole block in general

4 Votes were taken

1. To keep using the website vs to stop the use of the website of K3OG - it was voted that the website should remain and to keep all records
and important documents online for all residents to find - Mr. Steve Butcher renewed his commitment to update the website so it is responsive to all devices (including smartphones) and to provide all with detailed "how to use" as most residents were unaware of its features.

2.The vote regarding complex maintenance - self-managed maintenance vs hiring a company. 3 votes were for self-managed complex cleaning and maintenance and 9 voted for hiring a property management company.

3.Repeated voting for the committee as new members expressed willingness to join the committee, thus the committee was elected as follows: Giedre Sky Razmantaite became head of the committee, Charalambous Loukia secretary, Dimitris treasurer, Johanna member and Miranda Georgiou member. (5 committee members in total).

4. The fact that JBM terminated our agreement on 31.03.24 precipitated urgent vote on a new property management company. The proposal from “M PROPERTY MANAGERS” company was voted out due to high cost of their managing fees which is €612.78/month
and also requirement to sign a 3-year agreement. This left us with A.M.A Quality & Trust Property management company, whose owners were present at the meeting to answer questions from residents during the assembly. It was suggested to vote and agree to sign a 1-year complex management contract with A.M.A Quality & Trust Property management company, which was agreed with 12 votes of those present.

CHILDREN PLAYING IN THE CAR PARKS

There as been informal complaints from one or two owners which we attempted to summarise in the following text. Owners should have received copies of the legally binding Management Agreement and General Agreement from their lawyers as a part of the purchase documents of their properties. Tenants should have received copies from their Letting Agents. If your Lawyers or Letting Agents have failed in their duty to supply you with these documents they are available for review/download on this website

Can we please remind residents that children MUST NOT play in the car parking areas and the gardens. It has been noticed that children have recently been playing ball games (which is forbidden) and riding scooters, bikes and generally playing around in the car park. It should be noted that under the General Agreement and its Addendum, which all residents should have signed during the purchase of their properties or tenancy agreement. The committee is legally bound to enforce Sections 9 and 12 of the General Agreement and its Addendum. The following therefore applies;

(General Agreement  - Addendum) Section 9:
No areas of the car park, approach roads, pool area, gardens or pathways may not at any time be used for the playing of ball games or children playing or running around in these areas.

Bicycles shall not be ridden within any areas of the pools, gardens and car parks.
Could we also please make you aware of the following:
(a) It is dangerous for Children to be playing in the car park. This is especially so to oncoming traffic into the car park. We understand that a car nearly knocked a child off their bike the other day
(b) The car park is for car parking only. Ball games and running around where cars are parked is dangerous, cars can also be easily damaged and any damage to cars by children will be the responsibility of the parents. They will also be held responsible for the payment of any damage to any cars.
(c) Children playing in these small areas can cause a lot of loud noise, with shouting and screaming and residents have bought properties here on Konia Village 3 to enjoy the complex and the volume of the noise can be very unpleasant to some residents, It is possible that the committee may get a complaint from some of the owners if this continues.
Therefore the committe must ask that residents please abide by the rules as outlined in The General Agreement and its Addendum (A legally binding contract) for the enjoyment of ALL residents.

DOGS ON THE K3OG COMPLEX - A REMINDER
To those residents with dogs, the committee would like to remind those residents that they MUST keep their dogs under control and not allow the dogs to continually bark or cause a nuisance by barking. The committee would also remind those residents that they MUST clear up any mess the dogs create. the committee MUST ask that residents please abide by the rules and the law regarding dog ownership.
The following information regarding dog ownership is from Konia Council:
In accordance with the provisions of the relevant Legislation, dog owners are required to obtain a permit (s) for their dog (s), provided that your reported animal (s) is six (6) months of age or older.
The dog’s license is valid for one year from the date of its issue. Dog owners are urged to take care of the necessary permit (s) from the Community Council offices as soon as possible. For the issue / renewal of the said license (s) it is necessary to produce the following:
a License (s) for the previous year if any.
b. Your veterinarian’s Microchip.
c. Monitoring and vaccination report of the dog / s by the Veterinarian.
d. Certificate of Registration of the pet (s) in the Register of Veterinary Services.
The following are noted:
People over the age of 16 have the right to own a dog.
Relevant sign on the front door (DOG CAUTION).

It is emphasized that, in the absence of the above, the Community Council will have no choice but to adopt the measures envisaged by the relevant legislation.

ITEMS IN STAIRWELLS IN APARTMENT BLOCKS

The Committee as received a complaint from a owner about the state of the stairwells in the apartment bocks. The issue regards items being stored in the stairwells. This is UNACCEPTABLE. Not only does this cause a unsightly mess but can effect the possibility that owners wishing to sell or rent their properties could lose out. This could also invalidate the communal insurance (due to fire risk). It could also effect our fire certificate due to fire regulations regarding items being stored in an open area like the stairwells. It is also a possibility that it could effect your own private insurance for building and contents. There are "Warning" notices in all apartment blocks regrading the storage of items in the stairwells.

CAR PARKING


It as been noted by the committee and from recent complaints that residents are not adhering to the car parking rules of the complex

(See Car Parking Rules). Please note that these rules are for the benefit of ALL residents. The general agreement clearly states that residents MUST adhere to the rules regarding parking else the Committee could take action against those residents not obeying the rules. It should be remembered that in an event of an emergency either medical or fire related, that emergency vehicles may not get the access they require because of other vehicles blocking access.

THE GENERAL AGREEMENT (LEGAL DOCUMENT)

 

The General Agreement (2007) & the Addendum to the General Agreement (2011) can now ONLY be viewed by Owners of properties on Konia Village 3 and that are registered on the KV3 forum under the "owners" category. This document is IMPORTANT and sets out the rules and agreements of the complex and is legally binding on all owners. Please note that all owners signed this agreement when they purchased their properties and agreed to be bound by its rules and clauses.

The KV3 committee reminds owners that a new forum has been setup to help with the distribution of information to owners from the committee.
There are some very big changes taking place on the complex with the imminent release of the title deeds and also significant changes taking place regarding the management of the complex. The committee intend to release this information about these changes onto the website and forum as soon as possible.
The changes WILL affect ALL owners so we seriously suggest that you register on the forum if you have not already done so. This way you will be kept fully informed of all these changes.
PLEASE NOTE: Owners’ information will now ONLY be available via the forum in the category – “Owners” and this has now been password protected. This means ONLY owners that have registered on the forum and have become members of this forum can READ or POST. If you do not register you will no longer be able to “view” important information regarding the title deeds, changes to the complex, committee decisions etc. Once you have registered we will send you the password you will need to be able to view and post in the owner’s forum

KONIA VILLAGE 3 RULES OF THE COMPLEX

 

There are a number of important rules to be observed on the complex. These are for the benefit of ALL residents.The committee have the authority to enforce these rules as outlined under Cypriot law regarding private complexes. Please note that a warning and polite notice will be placed on any resident that does not adhere to all the rules of the complex.

 

The committee was elected by a majority of owners to keep this complex in good order and so that both owners and tenants can enjoy the complex to the full.

 

Both owners and tenants and ALL residents of Konia Village 3 signed as part of their purchase or rental agreement "The General Agreement" and "addendum" documents that sets out the rules regarding the complex. It strongly recommanded that all owners read and keep a copy the this agreement and to supply a copy to their tenants. It can be found on the forum.

SWIMMING POOL RULES
The swimming pool is a PRIVATE pool and the property of the owners of Konia Village 3. All pool users are therefore asked to respect the rights of the owners and to avoid creating any unnecessary noise or other nuisance. The owners reserve the right to refuse access to anyone who behaves in an inconsiderate manner.
The Konia 3 Owners Group accepts no responsibility for any accident or injury caused by the failure of any person to comply with the swimming pool rules or by the failure of any person to behave in a safe and responsible manner.
This notice must be issued to all tenants of rented properties and a copy must be prominently displayed within each apartment at all times.

6. NO DIVING, JUMPING or RUNNING                                                          
7. NO GLASS ITEMS  
8. NO SMOKING        
9. NO ANIMALS          
10. NO CYCLES          
11. NO RADIOS or MUSIC PLAYERS 
12. NO SHARP or METAL OBJECTS to be worn or used in the pool
13. USE RUBBISH BINS for all waste and litter
14. CLOSE ALL TAPS immediately after use

 

 

CAR PARKING RULES

 

Vehicle Parking in Konia Village 3
Please be aware that the “General Agreement” (which is a set of mandatory rules on all owners and tenants) clearly states that each property is entitled to ONLY ONE (1) parking space within the Aristo Village complex.
All residents (owners or tenants) and visitors MUST respect these rules and ONLY park in accordance this document
To conform to this requirement, all owners and tenants should:
1. Familiarise themselves with their own private parking place which is either on their property or is clearly marked with the apartment number.
2. Respect that parking places marked “COMMON” are for visitors ONLY and should NOT be used by Owners or tenants
3. Respect that parking places clearly marked with a “DISABLED” symbol is ONLY to be used for those people that are entitled to use disability parking and their disability badge must be clearly displayed within the vehicle.
4. If you have more than ONE vehicle it MUST be parked on any adjacent public road (or in the absent owner’s space providing written permission has been granted by that owner) and NOT in unmarked areas of either of the car parks within the complex or on the approach roads. Irresponsible parking makes it very difficult for others to manoeuvre .
5. Children SHOULD NOT play on the car park.  Vehicles turning into the car park from the main road cloud cause injury to those playing on the car park. The committee will not be held responsible for any injury caused by not adhering to the rules
DOUBLE parking behind another vehicles or NOT parking correctly in the bay is unacceptable and action will be taken by the committee.
PLEASE REMEMBER: These car parking rules are for the benefit of ALL RESIDENTS Also inconsiderate parking can cause issues not only with other residents but with the emergency services (such as Fire or Medical vehicles) and general access for these services.

Owners should please note that resident members of the K3OG Committee continue to receive enquiries from time-to-time concerning properties for sale or rent on the Konia Village 3 complex.
